General information & terms & conditions of booking

 

Booking Process
1. You complete your details and submit your booking request information on the form on the Contacts Page of the Wagtail Cottage website.
2. We will reply to you within 24 hours with an offer of a booking and request that you pay a deposit to secure your booking.
3. Once we receive payment we will confirm your booking.
4. Full payment is due 8 weeks before your holiday. Once we receive this we will send you final confirmation.

Making a Payment
Our preferred payment method is through bank transfer.  We will send our bank details on request.  Alternatively, you can pay using our secure PayPal account accessed via the Pay Now button here.

Payment Notes
If your booking is confirmed well in advance we take a deposit of £100.
The balance of the rental is due 8 weeks before the start of your holiday.
If you are booking within 8 weeks of the start date of the holiday, or reserving a short break at any time, we require full payment from you once we have confirmed your booking.

Short Breaks
We prefer to let Wagtail Cottage for full weeks, though short lets usually of a minimum of 3 nights will be considered (with a minimum charge of £225).
Short breaks are generally only available outside of peak periods (school holidays).
Short breaks must be paid in full once we have confirmed your booking.

Cancellations
Please note that once the holiday is booked, the deposit is non-refundable and you are liable to pay the full balance.
We must be notified immediately in writing of any cancellation. 

If the cancellation is more than 8 weeks before the start of your holiday, your deposit is refundable and any monies paid will be refunded in full.

If the cancellation is within 8 weeks of the start of your holiday, the deposit and balance is non-refundable.
In the case of unforeseen circumstances, the holidaymaker is strongly advised to take out holiday insurance.

Changeover Day
Friday is the normal changeover day although we may be able to be flexible to suit your requirements.
You can take over Wagtail Cottage after 4pm on the first day of your holiday, and you need to leave it by 10am on the last day of your holiday, unless you have made specific arrangements with us to vary these times.

Cleaning & Housekeeping

Wagtail Cottage is cleaned and maintained to the latest Covid-19 guidelines.

Wagtail Cottage is thoroughly cleaned and prepared for your arrival and should be left as it was found on your arrival.  
The holidaymaker undertakes to keep the property and all furniture, fixtures and effects in or on the property in the same state of repair and condition as at the commencement of the holiday and to leave the premises in the same state of cleanliness and general order in which it was found.
Any excessive cleaning costs, and all damages and breakages, are the holidaymakers' responsibility and will be charged to the holidaymaker.

Pets
We normally allow up to 2 well behaved dogs to stay in Wagtail Cottage. More dogs may be allowed to stay at the owners' discretion. However, dogs should not be left alone in the cottage, are not allowed to go upstairs or get onto the furniture.

Holidaymakers' dogs must not be left unattended in the garden as they could easily disturb our neighbours, livestock or local wildlife.
Holidaymakers' dogs can be left locked in the pet cage in the garage, if you need to leave them unattended.
Before final departure all traces of pet occupation must be removed from both inside and outside Wagtail Cottage by the holidaymaker.

Occupation
Wagtail Cottage is in a quiet village location.  Please respect our neighbours.

The number of persons using Wagtail Cottage is not to exceed six, unless agreed otherwise in advance by the owners.

Access
The owners of Wagtail Cottage and their representatives are to be allowed access to the property at any reasonable time.

Other Liabilities
The owners of Wagtail Cottage cannot under any circumstances accept any liability for any loss of life, personal injury, sickness, loss, damage or accident to personal property howsoever caused which may be sustained during the holiday, to the tenant or any member of the party or invited guest.

 

Facilities
Information on Wagtail Cottage has been provided as accurately as possible.
A file is provided in the property with all information on appliances.
Wagtail Cottage has a separate fridge and freezer, induction hob, conventional electric oven, microwave oven, dishwasher and washing machine/tumble dryer.
A smart TV with in-built Freeview, a DVD player, stereo/radio, barbeque and hairdryer are also provided.
A travel cot and high chair is provided for children aged up to 24 months.

Heating
Wagtail Cottage has central heating throughout via electric radiators and a heated towel rail in the bathroom. 
There is also a wood burning stove in the lounge/dining area which is prepared for all holidaymakers with some welcome firewood.

All electricity, and firewood, is included in the rent and holidaymakers should be respectful of their use and not excessive.

 

Linen & Bedding
Linen and towels are included in the rent.

Wagtail Cottage has adequate sheets, duvets and pillows for all beds.

Books & Games
Books and indoor games have had to be removed from Wagtail Cottage to comply with Covid-19 guidelines.  Some outdoor games, including a table football game, are available for use and should be retained at the property for use by other holidaymakers.

Tourist Information
Wagtail Cottage has an extensive information pack including local tourist attractions, maps and leaflets. This should be retained at the property for use by other holidaymakers.

Complaints
If the holidaymaker is not satisfied with the accommodation in Wagtail Cottage, or has any other complaints, then they should contact the owners immediately in an attempt to resolve the problem. If after this the matter is still unresolved the complaint should be put in writing to us within 7 days of the completion of the holiday.
Complaints will only be considered if first reported during the occupancy of the holiday property.
